Full encapsulation with a sealed liner and dehumidifier, stainless or coated fasteners, and a sump where the water table reaches the crawl floor in storm season.
St. Johns River and tidal creek lowlands
Drainage first: a perimeter French drain and a sump sized for the volume, then a sealed liner and dehumidifier so the wood can finally dry out.
Pine flatwoods and hardpan
Vapor barrier or full encapsulation with a dehumidifier to break the humidity cycle, plus grading, downspout extensions and a French drain where water perches against the foundation.

How much does crawl space exclusion cost in Jacksonville?
Published cost guides put sealing a home’s animal entry points at about $500–$1,500 when several openings need work, and $150–$450 for just a few. The number of vents and gaps, the condition of the block or brick around them, and whether the access door needs replacing move the number. Clearing out droppings and remains is its own line.
What do you cover crawlspace vents with?
Galvanized wire mesh secured over the opening, which keeps animals out while the vent still breathes. Florida’s residential code allows vent openings to be covered with materials like hardware cloth or corrosion-resistant wire mesh, as long as the openings in the covering are no more than a quarter inch (section R408.2). Gaps around pipes and wires are sealed, and the access door is fitted so it closes tight.
Will sealing the crawlspace trap an animal inside?
It can if it is done too soon, which is why any live animal is dealt with by a licensed wildlife trapper first. Exclusion is the step that comes once the space is clear, so nothing gets sealed in.
Does exclusion include cleaning up droppings?
Remains, droppings and debris are removed as part of the job. When there is a lot of it, or insulation soaked with urine and droppings, that becomes a clean-out of its own, which published guides put at $1,500–$4,000 for heavy jobs, and the quote shows it on its own line.
