Six things that decide what your crawlspace costs
Size and height
Liner, sealing and labor scale with the square footage, and a low crawlspace where the work is done lying down takes longer than one you can kneel in.
Water comes first
Standing water means a French drain, a sump or both before anything is sealed. On river and coastal lots that can be the biggest line on the quote.
What has to come out
Construction debris, fallen insulation and animal remains are cleared before the liner goes down. A heavy clean-out is its own line.
Liner and walls
A floor-only vapor barrier costs less than a liner carried up the walls and sealed. Thicker, reinforced liners cost a little more and survive being crawled on.
Equipment
A dehumidifier is close to standard in a sealed Florida crawlspace. A sump, a battery backup and long drain or discharge lines add to it.
What the inspection finds
Rot, settled piers or cracked block are dealt with before anything is sealed, and they are priced separately, sometimes by a structural contractor.

Barrier islands and the Intracoastal
On sand over a tidal water table, the usual extras are a sump where the water reaches the crawlspace floor in storm season and stainless or coated fasteners against the salt air.
St. Johns River and tidal creek lowlands
On river lowland, drainage usually comes first: a perimeter French drain and a sump sized for the volume, before the liner and dehumidifier.
Pine flatwoods and hardpan
On flatwoods ground, the liner and dehumidifier do most of the work, with grading, downspout extensions or a French drain added where water perches against the foundation.
Karst and clay uplands
On karst and clay ground, any settled piers or cracked block get assessed before anything is sealed, and that assessment can change the scope.

Is crawl space work cheaper in Jacksonville than the national average?
Labor is. Mean hourly wages for construction laborers, insulation workers and plumbers’ helpers in the Jacksonville metro run about 11 to 16 percent below the national figures (U.S. Bureau of Labor Statistics, May 2025). What pushes a Northeast Florida job up is scope: a dehumidifier is close to standard here, and river and coastal lots often need drainage before anything is sealed.
What is included in a typical encapsulation price?
The ranges in this guide cover a light clean-up of the space, a reinforced liner on the floor and up the walls with sealed seams, sealing the vents, gaps and access door, and a crawlspace dehumidifier. Why might my quote come in above these ranges?
Averages include plenty of small, dry, easy crawlspaces. A low or tight crawlspace, standing water, a heavy clean-out, a sump, drainage and replacing insulation all add to a job, and a good quote shows each one separately so you can see where the money goes.
Does a bigger crawlspace cost less per square foot?
Usually a little. The dehumidifier, setup and travel cost about the same for a small crawlspace as for a large one, so they are spread over more square feet. The liner and the labor still scale with the size, which is why a per-square-foot range is a better guide than one average.
Can I put down a vapor barrier myself?
In a dry, roomy crawlspace a handy homeowner can. Liner material runs about $0.30–$0.70 per square foot depending on thickness, plus seam tape. The hard parts are clearing debris first and sealing every seam and every edge at the walls and piers; a loose sheet over the dirt is not what Florida’s code describes for a sealed crawlspace.
