The water table here moves with the river. In a wet season it can sit right at the level of the crawlspace floor, and a tropical system or a nor’easter can put it above. Many of these are older pier-and-beam homes in established neighborhoods, so the wood has already had decades of humidity working on it. Floods here are slow and repeated rather than sudden.

Karst and clay uplands
West and south of the metro the ground changes. Limestone underneath drains through fissures to the aquifer, which is why springs and sinkhole lakes are common here and why drainage can be very different from one lot to the next.
