  • St. Johns River and tidal creek lowlands

    The water table here moves with the river. In a wet season it can sit right at the level of the crawlspace floor, and a tropical system or a nor’easter can put it above. Many of these are older pier-and-beam homes in established neighborhoods, so the wood has already had decades of humidity working on it. Floods here are slow and repeated rather than sudden.

    What we install here

    Drainage first: a perimeter French drain and a sump sized for the volume, then a sealed liner and dehumidifier so the wood can finally dry out.

  • Karst and clay uplands

    West and south of the metro the ground changes. Clay in the soil holds water against piers and footings and moves as it wets and dries, so you see settlement and cracked block alongside the moisture problems. Limestone underneath drains through fissures to the aquifer, which is why springs and sinkhole lakes are common here and why drainage can be very different from one lot to the next.
