Barrier islands and the Intracoastal
Full encapsulation with a sealed liner and dehumidifier, stainless or coated fasteners, and a sump where the water table reaches the crawl floor in storm season.
St. Johns River and tidal creek lowlands
Drainage first: a perimeter French drain and a sump sized for the volume, then a sealed liner and dehumidifier so the wood can finally dry out.
Pine flatwoods and hardpan
Vapor barrier or full encapsulation with a dehumidifier to break the humidity cycle, plus grading, downspout extensions and a French drain where water perches against the foundation.

How much does a crawl space clean-out cost in Jacksonville?
Published 2026 cost guides put a crawl space clean-out at $500–$2,000 for construction debris, old insulation and organic matter. Heavy jobs with animal waste and sanitizing run $1,500–$4,000. The size and height of the crawlspace and how much has to be hauled out move the number.
Why does debris under the house matter?
Scrap wood, cardboard and organic matter hold moisture, feed mold and draw termites and other pests toward the framing above. Florida’s building code requires the ground under a house to be cleared of vegetation and organic material, and wood forms and construction materials removed (section R408.5), but plenty of older crawlspaces never were.
Is a clean-out ever the whole job?
Sometimes. If the crawlspace is dry and the vents and liner are sound, clearing out debris, old insulation or remains may be all it needs. The moisture readings at the inspection tell you whether that is the case or whether the clean-out is the first step of something bigger.
Will I see what was taken out?
Yes. Photos are taken before and after, so you can see what was under the house and what the space looks like clean, whether or not you ever crawl in yourself.
