  • Karst and clay uplands

    West and south of the metro the ground changes. Clay in the soil holds water against piers and footings and moves as it wets and dries, so you see settlement and cracked block alongside the moisture problems. Limestone underneath drains through fissures to the aquifer, which is why springs and sinkhole lakes are common here and why drainage can be very different from one lot to the next.

    What we install here

    Moisture control with a sealed liner and dehumidifier, drainage where clay holds water against the foundation, and an honest assessment of any pier or block movement before anything is sealed.

  • Pine flatwoods and hardpan

    Most of the region sits on this. The surface is sand, but a foot or two down there is a dense, cemented layer called hardpan, and water perches on top of it, exactly at crawlspace level. That is why the yard ponds after every summer storm and why the ground under a house here stays damp for weeks. Ninety-percent humidity all summer does the rest.

    What we install here

    Vapor barrier or full encapsulation with a dehumidifier to break the humidity cycle, plus grading, downspout extensions and a French drain where water perches against the foundation.
